Marin’s single-family market tightened noticeably in September, as sales increased despite a much smaller pool of available listings. Closings rose 12% from last year, while active inventory fell 27%, pushing months of supply below two and increasing the share of homes selling above asking price by nearly 12 percentage points. Buyers are facing greater competition for limited inventory, although price appreciation remains modest. The smaller condo market was more stable but continued to show greater price sensitivity.
